Yes. Your parents can gift you all or part of your down payment, as long as it’s a true gift — meaning it’s not expected to be paid back. Most lenders will require a signed gift letter confirming that it’s not a loan.
Not necessarily. If they’re just gifting money, they don’t need to be on the mortgage. But if you need their income to qualify, they may need to co-sign or be co-borrowers, which means their name will be on the mortgage and title.
Lenders need to verify the source of your down payment. A gifted amount is acceptable as long as it’s well-documented, and sometimes they’ll ask to see the transfer in your bank account at least 15 days before closing.
*For homes under $500,000, you need 5% of the purchase price.
*For homes between $500,000–$999,999, it’s 5% on the first $500K and 10% on the rest.
*For $1M and up, you’ll need 20%.
